WATERBERG FARM
Water is life — and on this farm, the Waterberg truly lives up to its name. There is no shortage of water here. This 135-hectare property has good borehole water, as well as natural springs that feed the earth dams across the farm. It is not only the people who benefit from this abundance of water; the game also makes full use of the good grazing and natural surroundings.
The location is exceptional and is matched by the quality of the development already in place.
The property offers an excellent lodge and guest facility, with plenty of scope for functions and weddings, as well as hunting. It would also make an ideal retirement farm, small game-breeding operation, outfitter’s base, tourist destination or bow-hunting venue. In short, there is room here to build the property around whatever your particular dream may be.
This is a place where you can turn that dream into something real.
The photographs will give you a good idea of what the property offers, but the real value of a farm like this is something you need to experience for yourself. Make an appointment and come and have a proper look.
DEVELOPMENT — FURNISHED
The property is sold with the furniture and equipment currently in place, with the exception of certain personal items which will be pointed out.
The main house/lodge has a comfortable reception and entertainment area, with four chalets providing additional accommodation. Outside, there is a swimming pool and a traditional boma and braai area, making it well suited to entertaining guests.
There is also a workshop and storage building which could easily be converted into a proper function facility if required. A laundry and office, cold room and slaughter facilities are already in place, together with kennels suitable for breeding purposes.
WATER
There are two equipped boreholes, with several additional boreholes on the property that are currently not equipped. Natural springs emerge on the land, adding to the property's water security. Eight earth dams and a number of smaller retaining walls provide additional water storage across the farm.
POWER
Power is supplied through a solar, inverter and battery system, supported by a standby generator. An Eskom connection is also available.
MOVABLE ASSETS
The sale includes a Colt 2.5, a Land Rover game-viewing vehicle, a tractor and trailer.
GAME
The property is well game-fenced and carries a good variety of game. Estimated numbers include eight kudu, approximately 40 impala, including common and black impala, seven wildebeest, including golden and common wildebeest, and 10 nyala. There is also smaller game such as bushbuck, duiker and steenbok, together with various smaller cat species and abundant birdlife.
Additional game may be available for separate purchase, subject to availability. This may include sought-after and less common impala varieties such as white-flanked and dappled impala.
A FINAL WORD
The price per hectare may initially seem strong. Before making that judgement, come and see what you are actually buying. Once you have walked the property, looked at the development, seen the water and considered the location, you may well feel that the asking price is justified — and perhaps even that you would have paid more.
The combination of the location, the development already in place, the short stretch of gravel road, the convenient distance from town and, above all, the abundance of water makes this a property that is not easily compared with the average farm.
